The reason this tract has not been developed could be the size of the project.

We now have 5 houses and are on tract to buy 2 more in the next 12 months.

Where I live, 1 million gives you a nicer suburban tract home.

I am learning to move and consume, walk and digest, run and retain.I still have some kinks to work out, one being my schedule (working midnights), two creating a marketing strategy in order to acquire leads, and three, making sure I ADD VALUE to those I may potentionally network with.

With a little friendliness however i was able to get a sit down with a landowner of some very large tracts that the people at the country store told me would never talk to me.

It helps makes things a lot easier to digest. 

However, often they're not, because tract builders typically want to save money wherever they can, and foundations are unfortunately one of those places.  

There's so much info here to digest and everyone is more than willing to answer questions.
