I have capital deployed in very rewarding places that I'm not comfortable liquidating for the down payment yet, however i do have roughly 20k+ in my 401k through my workplace Fidelity account that i would gladly put towards real estate..

Rent collection is easy, the tenant base is great, and I wouldn't even care about the whole lease-break-if-deployed thing. 

@Ernesto Hernandez Agree There is a lot of 1031 money and cash out there that needs to be deployed.

Spreading your limited resources on multiple marketing channels won't get you more deals, it'll actually hurt you.You should examine what your strengths and weaknesses are, and understand what it would cost you to deploy one of those channels in an efficient manner to make your own decision. 

I'm currently on a one year deployment to the Middle East, which makes some of this more difficult. 

Though I'm not in the multifamily space (yet), I have a few single-family homes that I purchased with deployment money.

The third parties which we use the services are not too expensive and easy to deploy.

Hi Dakota,Lot's of good points already made - I'm stationed in Bahrain currently and in the middle of two rehabs, both of which I purchased while deployed a month ago. 

Create a marketing plan, deploy your capital to generate some motivated seller leads, wholesale a few deals and SAVE the money you make to create a war chest to go after bigger and better things. 

Trends such a military spending/deployments, time of year (school  months versus summer months), and commercial activity (Tech Center/Whole Foods) all seem to impact the rental market in Newport News to a considerable amount.
