It is a fully-amortizing fixed-rate loan in a second-lien position behind your current mortgage.You keep your current rate without needing to refinance at a higher rate.The interest rate will be higher than on a cash-out refinance but since it is only on a portion of the loan, the blended rate is generally lower than a cash-out refi without needing to restart the amortization schedule.Hope this helps!

When you go with a Matte finish or Eggshell you'll have to paint the entire wall to make it blend in correctly.Its really personal choice but after doing this for so many years we found this to be the best approach.

@Landrin Lewien is the expert here...to his point, the tech is good...these things are efficient for sure....even mini-split tech is crazy good right now....Sounds like you have some logistical issues blended in here...I'd seek a couple of quotes...just be clear with your needs to get the best solution.Good luck!

@Sam Pa I have used the BP Texas Lease forms, edited, popped my logo on and other format fine tuning, and blended a little language here and there from a recent TAA lease.
