Interior Paint for Rentals

how's it going BP I'm purchasing my first rental, getting rehab done slowly but surely as I go along. I've been hearing investors say "use flat on your ceilings, semi gloss on your trim and doors, and eggshell or satin on your walls" how would you guys agree with this

Way to go @Account Closed ! More pay in 3 months versus a whole year at McD's. Awesome! Keep it up.

As for paint here's what we do for all our rentals. We use only Benjamin Moore paint, off the floor colors (pre-mixed) and all flat except for trim which is semi-gloss. We put all the colors in their lease so that they know what the colors are should they damage the walls for dirty them up. By using stock colors the consistency will be the same. By using flat on the walls you can spot paint and not notice the fact you spot painted. When you go with a Matte finish or Eggshell you'll have to paint the entire wall to make it blend in correctly.

Its really personal choice but after doing this for so many years we found this to be the best approach. Flat paint also hides many imperfections in the walls more so than other finishes.
