For numerous reasons, this strategy is not anywhere near as simple as it appears, and the risk of default problems can be quite high if the seller is inexperienced or unknowledgeable.    

Eric,Pueblo has a lot to offer - Arkansas River Walk, Pueblo Reservoir, Arts Center, Family owned restaurants, Arkansas River activities, close to mountains, Colorado State University -Pueblo Campus, Pueblo Community College, home grown produce - known for peppers, and pumpkins, less traffic, driving distance to Colorado Springs and Denver.  

An auto dealer who owns an empty lot across the street from his establishment wanted to get approval for a parking lot to park his cars in the lot rather than on the sidewalks when the city cracked down on it.

Buyers want to be in an area that makes sense for them and risk a lot to get there but it can be shortsighted.

That means a lot to a new investor because if you are spending hundreds on properties that don't get approved, it could become a snowball effect that keeps you from reaching your goal faster.

I am in multifamily as well, so we could have a lot to discuss. 

Our goal is to start with a few small multiunit rental properties and grow from there (thanks @Brandon Turner for the numerous resources in this realm!)

Over the past year, I've had to make frequent calls and send numerous emails—sometimes daily to MNPMC's office and the managing partner to receive timely owner disbursements.

Definitely a lot to learn and a lot of different avenues to explore. 

The landlord may be planning on making it their 2nd home or any of numerous possibilities that the government removes with any law that changes that.
