Experience with MN Property Nerds or Twin Cities Leasing

I am trying to decide between MN Property Nerds and Twin Cities Leasing for managing my long term rental in St Paul Minnesota.

This is an out of state investment for me, and I also need help with tenant placement. So a good PM is really important.

If anyone has had experience working with either of them, I would love to hear.

@Kunal Lakhwani I have never heard of Twin Cities Leasing, the name makes me question there actual service focus and my gut says it's less about PM and more focused on listing biz, which is problematic, especially in Saint Paul, but again I don't know them off hand so do research and ask questions of them. 

Property Nerds rings a bell, but in a way that makes me wonder about @Corey Hawkinson statement, I would look into that. 

When talking with a possible Property management company the LAST item to discuss is $, I can't stress this enough. Look, it's simple, how much does a tenant nightmare cost? Property damages? It's often a lot, usually measured in thousands. How much is the difference in PM fee, maybe a few hundred per year..... yeah. 

When interviewing a PM company the key items to ask are *How many properties like mine DO you actively manage? *When is the last time you did a tenant placement like mine, AND how often PER week/month? *What makes you different than everyone else? *How do you lower/mitigate my RISKS? *What special resource do I get for working with you vs others? 

There is a LOT of PM's out there and without doubt nobody is the perfect fit for anyone and everyone, my brokerage included in that. Ask many questions, all the questions until you feel everything fits.
