Basically, a homeowner would not pay his mortgage, the bank would reclaim the house from him, then the county(the trustee) would sell the house to someone for cash and pay the bank most of the money.

This is much more advantageous for the seller as they can use eviction to reclaim possession of the property rather than the more cumbersome foreclosure needed in an AITD situation.

I called the local courts and they said as long as I am clear in writing to them, I can cancel the first action but continue with the second action (trying to reclaim monies lost in the ordeal).
