My tenant dying in the unit .while morbid  It taught me how to deal with this situation in the future and helped me understand the protocol when these things happen  .

The other options would be to undo the transfer and then work with her to sell it, so she could take the $500k tax free (if married, or if she's widowed and her husband died not more than 2 years ago, and they met the ownership and use tests immediately prior to his death...sorry this is getting morbid).

It is quite morbid to look out your front window, or to go outside for any reason and to see a funeral home each time (and everything that comes with it: hearses, coffins, distraught family/friends, toxic chemicals used for embalming, possible traffic issues with funeral processions from 4 funeral homes on same street etc.).

I understand that a lease option generally must be of a specific duration, and I wonder if you could structure one contingent on the landlord's passing (morbid, I know, but more to the point it is uncertain when it happens).

It's pretty morbid but according to the coroner you can cut the carpet out where the body was and dispose of it according to the standards of the county.
