Transparent stain does sink into the wood it just has much more dye or pigment added to it to simple change the color of the wood.It is hard with out seeing if your deck currently has stain or paint.

No termites...no dry rot....the wood is in decent shape (aside from being moist). 

First, the clothes have a tendency to feel slightly "moist" when they come out (most reviewers said a quick shake and the moistness goes away).

Also as Bill suggested make sure you have a proper vent fan with exhaust, venting to soffit though is last resort in our area ( north east ) due to sending warm moist air out which gets blown back up into the soffit and creates mold and moisture issues on the underside of roof deck.

As a contractor I believe underlayment is very important under laminated flooring (unless the flooring has integrated underlayment)  as it helps minimize the moist penetration and overall help with the squeaking of the floor.

If the air is moving efficiently, the moist air will be quickly removed. ($100)Exterior door hardware should be durable and always look new.

It is dark, moist, and has specks of mold/mildew.  

For example, a cold water supply pipe above that vent might have warm moist bathroom air from the downstairs shower/bath migrate and condense on the cold surface causing a drip drop minor leak.

The thing I noticed at the end of these large projects there is always large amounts of one of a kind colors left over usually light pigments..

Meant we had a massive water main break which could have been noticed as it was a little moist in the basement.4.
