Wholesaling is going to be a whole different down payment than rehabbing mansions in Beverly Hills.

Also in my early days had a beach mansion that had a last minute 1 night booking supposedly for a couple celebrating anniversary. 

You could probably go after high end mansions to renovate with lots of upside but the time to flip those is long and presents risk to your capital being stuck in a market cycle that has stalled and started to go back down again.This is why many are not rehabbing at all but flipping contracts and letting others take that risk.If you can sell a contract and make 5k quickly versus rehab a starter home  and take months to make 15k to 20k it doesn't make sense. 

It’s been sitting on market for $2.8M…. chris what type of property.. commerical  MF   or SFR vacant etc.. to this makes a huge difference.. what I have seen over the years is high end SFR s  U know the 12k sq ft mansion in Atlanta where they say the value is 5 mil.. but no one will pay more than 3 mil.. so to me those are impossible to value.

I am hearing multiple things like - "go explore Strawberry mansion or Brewery town" - "try Kensington" or "go to Cobbs Creek"?

If you'd like to buy a small mansion... :)Princeton is just such a prestige town that deals are going to be tough to find, and there just aren't duplexes anywhere near it.

I think this makes sense and my comment was more geared towards the mansion cabins with pools that need to rent for $500+ a night when there is no demand for that 7 months of the year (except during Covid).

From accountants to psychologists, from a little shack to a mansion, quality costs money. 

Anything, from doctors to lawyers, from poorly taken care of apartments to mansions, quality costs more money.

I see articles and posts saying people with the "black card" from amex buy mansions and jets and other things with them.
