The OTAs are your bread and butter it's good to learn them and then learn all of the intricacies of managing an STR and once you are comfortable that you got this, then look into PMS if you feel like it will help you.

I will caveat that the ones that I know focus in So Cal, so I'm not sure of the intricacies of the Bay, but I would suspect similar issues.

Also for multifamily, once the cap can't meet bank's requiremeent of DSCR 1.2 then valuation may drop again, that "intricacies between rental , NOI , cap rate and interest ", we don't have that in SF-land.
