On a new build $275k is the sweet spot but if you go up to like $320 it better have a steep roof 9ft ceilings and curb appeal front or it will sit up to 90 days before selling.Its basically what most people can afford around here.I would take more of a data approach to this instead of guessing. in our market all new builds combined that sell on the open market is about $550k. we build between 350k and 500k. we also stay in line with where national tract builders build in our market which s 400-600k but we like under 500k in Columbus Ohio. in miami it's similar in suburban markets  

The bifold tend to have problem with the track widening and roller coming off the tract in time. 

Would like the subsequent to be 20 some units. way to step it up great work, I'd encourage you to look at single plots of land and one large tract of land and one multifamily or mixed use that has 20 housing units. without plats and engineering if you are really feeling it go for midrise over 5 stories wait till you see how much you can make! 

none of them. get closer to a capital market and major city within 30 miles. all of these are too far. look at homestead or north of palm beach county, closer to tampa, etc not an hour away these are over delivered and new builds from tract builders are selling for less than 200 per sq ft right now in some of these markets rents have softened. there's no jobs or macro city that's driving these areas. these are softer markets for BTR than other ones. get more involved and directly contract with builders. miami dade county, even Orlando has better

About 15 years prior he had purchased an inexpensive tract of land near Lake Houston outside of Huffman, Texas.

An acquaintance of mine owns a 130 acre tract of land with 17 acres of highland appraised for a little over $1M on Crystal beach near Houston.

In both of those situation the land remained whole as one tract essentially owned by the condo association (HOA) while the individual units were sold to individual owners.
