PG County isn't the hottest market in the DC area but the property is located near the future Purple Line so there is appreciation potential.

I'm not saying there isn't a purple unicorn out there somewhere, but not in any established investment market...I haven't read that piece in a couple years...how'd you get the 50% CoC?

If you've had good tenants, when they ask to paint (promising "neutral colors, not pink & purple"), do you generally let them?

Highly recommended taking a picture of your paint label if you plan to use the same color(s).You can also make an album in your phone per property so you know what color goes where.

It's pretty "purple" here too so I don't know that we will see a change on rent control.
