What impacts have you seen during covid and do you share my long-term optimism on the market?

Good morning all,I just secured my first triplex in the Hampton Roads, VA and am looking to optimize cash flow.

If you want airtight liability segregation then this approach is optimal but as Derek says it is more expensive and more time consuming.

I have stats I ran and analysis I did back when I first started and determined that 3BD/2BA is the optimal size.Some key things I noticed are:-- Less than 3 bedrooms and the vast majority of people with kids (or that want to start a family) are out.-- More than 3 bedrooms and the rent doesn't really increase much.  

The more criteria, the smaller the list - just optimize it for your marketing budget.On that list in that area, I've had much much better success with yellow letters than post cards.

Have you found an optimal way to manage your properties being so far away from your tenants?

A larger problem is that this type of investing is sub-optimal for most investors that start from a modest capital base.

Sellers responded better to pieces that had the investors picture (we stole that idea from RE agents) and they call the LOCAL NUMBER more that 95% of the time.We use different local numbers to track different pieces and lists, so we can optimize our campaigns.You're on a great track - thanks for sharing and stay the course!

The trick is trying to optimize your returns for the given level or risk you are willing to take...no easy task!

I would entertain the agreement in the event it helps optimize my operation.
