We use listsource.com primarily and have had pretty good results. I like it because we can search our targeted area and narrow down our results with specific criteria such as equity %, bedroom count, median price range, etc. Plus, when we export the list it is directly compatible with our mail merge system, which saves us time.

I think you have the right idea to get a targeted list so that you can get a better bang for your buck.
