There are some solid options for exterior cameras that you can monitor that only need an internet connection.

Maybe they can get rid of the dog where you can't, or cite them for not monitoring the dog well.

you bring up a great point though, being able to monitor properties locally is less risky than out of state renting my CA home when i move to AZ.   

But if you can encourage and monitor legal and responsible 4/20 friendliness I do think it gives you a massive advantage on the competition. 

Success is not about consistency, it is about a feedback loop.You take an educated first guess (or an initial value) feed it into your black box, and you monitor the result.

I think the key is closely monitoring the senior lien to ensure homeowner stays current.
