My two cents...Skip the nationwide search and just look in TN.AirDNA Investment Explorer demo version will give you all of the data for TN for FREE (last time I checked). 

Yeah Monica the risk isn't worth the reward unless you could demo this property and put a higher and best use on it or build up to a higher density.The seller wants you to take the risk paying for a 3 unit income stream when that could go away at any second.I would value conservatively at a 2 unit income stream and include any conversion costs to bring it into compliance.

Who does nice demo work in jersey?

The day after you close get your demo crew out there to demo out the junk, old drywall, cabinets, windows, doors, and etc.

I usually get a second draw after demo .

If I were you I would go and find a Demo crew, Rough guys(HVAC,Plumbing,Electrician), Framer, Drywaller, Siding and Roof Guys,  Flooring guy, Kitchen guy, bathroom guy, and the list goes on.

First angle; some how find out the owners name and the address of properties that are in delinquency of their property and  assess evrything (potential demo cost).

Started the demo on the existing house at the end of August 2016 and got our certificate of use and occupancy in the middle of April 2017.We were on budget until 75% of the project was complete.
