You never want to get in a situation where you have to make reactive decisions that hurt your plans in order to take care of a short term shortage of money.- Don't jump too quickly.

I personally would look at small multi-family housing opportunities or even pre-construction purchases in some of the new gated "villages" as a housing shortage is surely imminent!

I have lived here and have not heard anything about water shortage yet.

There is a shortage of homes on the market and in WF you'll be paying market rates for just about any home.

Another thing to keep in mind is Santa Rosa is facing a shortage of construction materials and labor so it's very likely you will be spending over $700,000 to build a new home in Coffey park.

as I've been doing due diligence, part of the info I collect is to call the city, and ask for their Comprehensive Plan- this will outline studies the city has done regarding potential growth/decline, potential housing shortage/surplus, and what kind of housing is needed, along with future roads, infrastructure & development planned.
