You CANNOT do ANYTHING that the previous owner could not do.The leasehold interest that the tenant has in the property is still valid and MUST be honored by the new owner.You can possibly schedule a long COE and then extend the deadline if one of the leases is expiring in 6 months or so.

The buyside is pretty straight forward and to be honest, the sellers agent is the one facilitating the deal so all you have to do as the buyers agent is to just stay on top of your dates/deadlines and make you have the appropriate contracts in place.

Luckily the fraud was only about $150 and I have already paid it off in full from my account -- hopefully enough to raise my credit score enough to ensure my loan.My closing deadline is this coming Friday, and I am lucky to have family willing and able to chip in so that I can close on the property in cash.

I hope you put your agreement in writing.Just for information: If you accept rent late, your behavior waives your right to any late fees or ability to enforce rent due on time.You can re-establish your deadline for rent, by giving notice in writing with 30 days notice.

I'd try to work with them to get them to move their stuff out voluntarily, but set a clear deadline that if their items were not off the premise in say 72 hours, I would call the authorities on trespassing charges.
