Kondaur sells and manages their loans in little more of a 'regular' manner where working the asset is as high of a priority as re-trading the asset.OK, so Granite is looking for quick flips on the loans they acquire, more of a high-velocity thing, whereas Kondaur likes to position the loan to command a higher price if possible?

Its all about velocity of cash.

Velocity of money is a huge deal. 

Right now, there is a ton of undeveloped land and a sparse collection of commercial and residential properties, but it could look a lot different in 5-10 years with developments from Tesla, Velocity, Circuit of the Americas, and the new Project Connect making headlines.

Part of the process is finding undervalued properties and forcing equity through rehab at such a velocity that you can take out all or most of your initial investment.

Another wants to use lending to create velocity with their money, and spread their risk and need 20-25 homes? 

I'm halfway through the BRRRR Book from Bigger Pockets and it emphasizes repeatedly that the BRRRR strategy is best done with enough cash reserves to cover your purchase price and rehab so you can cash out refinance and keep that money going (velocity if money).
