Read @Brandon Turner 21 books to read, listen to the podcasts and then listen to them again you are going to hear something you did not hear before, however you commute if you have a tablet or phone but the books on them so you can read or listen to continually educate yourself, and network.

If you do need to go 20 or 25% down (outside of owner financing you would), your CoC will likely be below 10% (sorry, on a tablet and don't like flipping tabs to do the real math).
