Property/HOA Mgmt Software (Looking 2 Develope)

I am a part time investor and full time IT nerd. Recently I have been thinking of developing a website to assist in HOA and property management. Originally it was going to be for my local HOA to store data concerning documents, contractors, dues, specific dates and etc. however I thought it would be cool to also morph it into a site for property management to hold lease info, maintenance info, credit checks, payments, verification docs and etc. but I wanted to get feedback from others. FYI I plan to make the site compatible to tablets and smartphones. Any how If you had the opportunity to have an IT developer design a website for all you daily needs and wants... What would you ask for or want to have on it or have it do? Thanks in advance.
