So, as you know in Massachusetts, there is no late fee until 30days have passed...hence I gave up on that and decide to go with 14 day notice.Bad or habitual tenants, I serve right up when I have had enough.

Pretty soon you have to bring the hammer as no pays are spreading like a cancer.You file tons of eviction notices and all of the sudden everyone pays again.It will cost the tenant much more to move their stuff and put deposits than to pay the rent.Having a temporary problem is one thing when they can get back on track for next month.When they habitually make excuses it's time to cut the cord and let them go.It's like a bad home loan.If the lender can work it out they let them stay but if there is no chance of recovery they let them go.Everyone has life problems they have to deal with no matter who you are.I think you tried to help and hoped for the best.Sometimes people are destined to fail.

I gave the teller $40.00 from my wallet, called my wife who questioned my daughter who admitted to taking the $40.00.And collecting rent money habitually in cash exposes you to robbery, see: Home invasion It was reported that the couple collect rent in cash, had over $5000 rent money, and robbed by people who knew them: Suspects capturedI've been land lording for nearly 40 years, and over a long period, you have to expect accidents and illnesses.

You can find a ton of information about a person from some on-line services, like doing a North Carolina Department Of Public Safety Offender Public Information search using just a name and birthdate.Again, personally, I don't want to deal with people where NCDOC identifies as "Primary Crime: HABITUAL FELON (PRINCIPAL)" as in a 29 year old with 8 pages of criminal history with "total Incarceration Term: 15 YEARS 3 MONTHS 15 DAYS" … think about that for a few seconds...
