I'm gunning to purchase my first investment property. 

This will be temporary only.ORThey will scowl and frown and stick to their guns. 

I LOVE taking the big guns down, turning around dropping my pink flower panties and moon them and say, eat my dust bishes!!

Then when we sell, get back my renovation cost and split the profit with the seller.This would cut down on my cost of money and turn a reluctant seller into an enthusiastic JV partner.Good idea?

So it has some stability and they are profitable.But I'm a little gun shy without the personal guarantee. 

I feel sellers just want to know what they're going to net out of this transaction, and taking care of all those extra costs puts them at ease.Alexander, I have to disagree with your guns blazing strategy.

Knowledge is bullets for the gun, and by the time I get started- I'll be an ex-Green Barete sniper!

But some investors who came up from nothing are EXCITED about their history, and they love to talk about it in OPTIMISTIC, ENTHUSIASTIC terms.
