Should I provide Seller with a list of what needs to be repaired?

Meeting with a Seller tomorrow to discuss my offer. I was going to provide him a list of what needs to be repaired and the costs associated with those repairs to further substantiate my offer.

He has already verbally accepted, but I'm wondering if it's worth to go the extra step? Am I at any disadvantage or negatively affecting the deal by providing him a list of repairs like this? Things like:

Roof $10,000

HVAC $9,000

Crawl Space work w/ Serv Pro $9000

etc...

    Stop talking and close the deal. Talking yourself out of a deal is a very real possibility.

    in sales you get the commitment: then you close as fast as possible.

    It's like the police, you don't say anything to them, they can't help you. What you to them can't help you, it can only be used against you. How is telling this guy more info about his property going to help you? can it hurt you? what if it changes his mind?
