Tarrant county is so overlooked by landlord investors but it seems the list of large companies building large facilities with lots of employees on the Fort Worth side is never-ending.

@Daniel Stoychev for me personally I’m open to investing most anywhere if the deal is right by the choice between Cook County or not Cook county I will always go with not Cook County. 

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

I bouth my proery form cook county land bank and they were one of only a few lenders that would lend on their properties.

I just haven’t seen opportunities like these in the residential field.I purchased an automotive repair facility, fully equipped, where the owner was in bankruptcy.

Lots of people also seem to be turning to MTR vs STR.....I'd look at places near medical centers....Cleveland Clinic, Mayo Clinic, MD Anderson...and whatever other giant medical facilities are around that cater to people that aren't always local.

A business with good consistent cashflow can get large lines of credit, loans, and other credit facilities.In asset based lending or ABL, businesses can get credit facilities/loans/lines against their inventory, accounts receivables, equipment, or building (commercial RE) as well.
