I began looking in Union County and have now broaden my search based on no luck on properties.

I've already done a quick scroll through the forums and am so excited to broaden my knowledge on this topic and learn from all of the amazing people that are on here!

I’m planning on doing a rent by the room strategy, and am on the hunt for 3+ bed / 1.25+ bath single family homes.I haven’t had much luck finding a house hack with that criteria since this market has made most sellers strongly preferring cash offers or $10k above asking price.I’ve been trying to broaden my search by looking into townhomes/condos, but am not sure how I can go about renting by the room in this situation.

Some areas don't usually don't have 4 plexes so you would might have to broaden you area search from where you've been looking.

I have 500k ready to deploy and I'm currently broadening my connections, communicating with RE agents, wholesalers, and have subscribed to MANY FB groups.

I've had to collateralize  my loans with property, but that's the cost of business, and I'm confident in my numbers and work, so the rehab has always landed where I needed it to.Offer high yield on loans, and if you need to broaden your network, the best question you can ask is, "Do you know anybody who would be interested in loaning money for a real estate investment?"

Maybe you broaden your vision and instead of being a "BRRRR and flipper" you are a real estate investor or (even better) a trader. 

My recommendation is to possibly broaden your search parameter to a bit further from the city.

broaden the marketing a bit...occupational therapists, physical therapists, resperatory specialists and on and on...they have outsourced all these formerly doctor functions to specific professionals now, and like traveling nurses they are often young, getting paid well and love to travel.
