Investing in Northern NJ

Hello All,

I am a beginner in investing in real Estate and am looking for my first opportunity to House Hack. I am currently in the market in Northern NJ. Essex County to be more specific. In regards, to finding deals in this market I am having a terrible time I have been looking for a year with no luck. Either the numbers don’t make sense for Cash Flow purposes or I am getting into bidding wars where offers are way over asking which at that point the deal doesn’t make sense (cash flow wise). The goal is to live in the location as long as needed and then move out move to another property and rent out the other unit and creat that cycle. I have specifically been looking at Multi-Family Units from 2-4 Family to start.

My question is for my fellow investors how are you finding deals in this market in NJ? I began looking in Union County and have now broaden my search based on no luck on properties. It seems impossible to get a deal that actually cash flows. I have attempted Driving for Dollars as well and it doesn’t work for me.

My second question for my fellow investors is I am looking for a Mentor to help discover opportunities so I can get the ball rolling. I am looking for someone who I can turn to with Questions and experience in this realm that I can learn from.
