I told him that I would transfer him the LLC for $15k down, let him assume the mortgage on the property and hold a 2nd mortgage against the property for the rest of my profit.Question: I have never transfered an LLC before and am wondering if all I have to do is Amend the Articles of Organization with the State of Florida.

FEMA did an evaluation and gave me an official letter of map amendment determination, and reclassify it to zone X, which DOES NOT REQUIRE flood insurance.

If your Lowest adjacent grade (LAG) which is found at the lowest area where the outside dirt touches the building is above the Base Flood Elevation (BFE) you might have a good shot going after a Letter of Map Amendment (LOMA) which will remove the property from the requirement to have flood insurance, Please note this does not mean the risk is gone.

Even though I had read through the original covenants, I missed the fact that they'd later done an amendment to restrict rentals and I wasn't grandfathered in so I ended up having to sell it about a year later.
