Selling an LLC/House in Florida...

I have a property that is owned by my single member LLC in Florida. The loan for the property is a seller carry-back made solely to the LLC (not personally to me).

I have a buyer that wants to 'buy' the house. I told him that I would transfer him the LLC for $15k down, let him assume the mortgage on the property and hold a 2nd mortgage against the property for the rest of my profit.

Question: I have never transfered an LLC before and am wondering if all I have to do is Amend the Articles of Organization with the State of Florida. I contacted the state and they said I would need to print the Amendment, fill it out with the new member info/address, have him sign it and send it in with the fee. Anyone done this before? I basically just want to make sure A. this guy is the new owner and B. I am not longer in the LLC.

It seems that any other agreement I come up with, other than the note, would just be a private agreement between him and I.

Any thoughts?
