On the other hand, the downside of being a Real Estate Professional is that you get to pay FICA/Med taxes (double rate for self-employed), although you do get to then dump some pre-tax into a solo 401K.

As others have alluded to, if it is cheaper for you to rent wherever you go to med school and purchase the out-of-state multifamily to supplement your income while you are in graduate school, there is nothing wrong with that.
