23 days on the market doesn't seem like that long, especially since the holidays just passed.

In my market, almost all sellers are still offering buyer compensation so you could hire an agent hourly, pay them, and then the seller will also pay them comp on your behalf so it doesn't really make any sense to do and no good agents will do this in my opinion.

It's so bad that my last purchase was in Indiana, which was my first OOS investment, and likely will continue to look there if the market doesn't improve here.  

That doesn't mean that they won't go back and re-write it to work.So, get with the city (cities) and see where you can actually have a STR.

Most people focus on cash flow, and while that's nice, it doesn't build wealth.

I guess that kind of vitriol is to be expected coming from someone who doesn't even have his own picture in his profile. 

They try to integrate inspections, and the closing docs on their platform and doesn’t work well.

i'm just saying - that doesn't rise to the level of meriting "partnership." 

Final thought is to make sure switching lenders doesn't blow a contingency and sink the closing that way.
