Thereby, one is not selling real estate per se, which in fact they do not own; rather they are selling the real estate "interest" they own: the contractual right to complete a real estate transaction subject to the terms of the contract.This is our view in Illinois and may vary in other jurisdictions (though I doubt it). 

This is a matter of contract law, not real estate law per se.  

I will tell you what I've seen with mine, but keep in mind the vast majority of my rentals are not in Tulsa per se, but rather the South Tulsa sub-market and primarily Bixby and Broken Arrow. 

Not looking for a full business partner per se, but we could structure some deals to walk away with a % of profit for each other.

As an S-Corp you can take a salary and reduce the amount of income subject to the SE tax.

I have rented several places with disgusting carpet and holes in wall etc but if you can paint picture for tenant they can se past it.

I was in a room full of agents (probably 30) yesterday and only 2 others knew what the approximate market rent for an updated 2/1 in SE Portland should be.

I think if you bring a deal to the table though, you should be rewarded per se if you only have 5% of the funds, I would assume there should be a bump to at least 10% of the profits.
