Tenants will not renew

One of my tenants has told me he will not be renewing when his lease is up on 04-01-14. What kind of things should I be doing now to prepare? They are sloppy bachelors and I will not want to show the house while it is occupied. I doubt they would consent to that anyway. I was thinking of putting up ads on CL and such with the old pictures I used to get these tenants originally. I would have to say it is not available for viewing till a week or so after they vacate. We will have to go in and either clean or replace the carpet. What would you all be doing now?

If Your looking for some more sloppy bachelors and pizza boxes, show with tenants in place.

If Your looking for better tenants, don't bring them near the place until it's at least Clean.
