All the finishes depend on your location and your type of property and type of renter.If you are putting in high end cabinets and granite, I would expect a dishwasher too.There are tons of discussions on the forums about the debate between carpet and hardwood, etc.

Never have hardwood with any dog and never have carpet with cats.There is no amount of pet deposit that will cover the costs of repair when you are dealing with a irresponsible pet owner.

I'm refinishing all hard woods, new interior doors, new tile, appliances, ceiling fans and paint inside and out.

But, let that be your mantra, instead of trying to figure out what else to give them to make them happy, because they probably never have been, and never will be.And if they start naming things that will make them happy, that you don't want to do - like install light-blocking curtains, or hardwood flooring or whatever (been there), your other mantra is, "I'm sorry, but that's not in the budget."  

And in fact after a neighbor on a different property cut down 13 hard wood trees without asking AND THEN WON IN COURT, I have no idea what makes this world click forward immorally or stupidly, or occasionally with vague common sense.

The place has hardwood and vinyl flooring throughout, no carpet.

For higher rent, maybe add some amenities - washer/dryer, hardwood floors (or laminate), allow dogs or large breed dogs except for a restricted breed list.

Large bedroom upstairs (length of house) needs minor repair, mostly drywall and refinishing of hardwood floor.The house is The Estate of....

Get the high quality, or go with tile or hardwood.

Unfortunately, the tenant caused water damage to the hardwood floor in the kitchen.
