Please know the facts about me and my situation before making uneducated accusations. 

@Avi Cohen gives great advice to make sure the person is not on the Do No Call List, but also make sure the contract has not expired, or you could be accused of crossing a sign.

It is difficult for me to grasp certain things without being able to witness it or experience any real transactions.

It would be unethical to take advantage of the original deal since probate's unlikely to be able to overturn it since the only witness is going to say something else. 

Somebody wanting to sue for you backing out of a bad deal or accusing you of selling them a property with defects like unknown termite damage).

Are we really so special that we have witnessed those so called once in 200 years, once in 500 years, etc. flooding all within 10 years?

@Karen Flores You might want to fill in the details so the rest of us know exactly what happened.It's easy to throw around those kinds of accusations, but it would be better to know whether it was more than sour grapes.

1) Learn a little bit about various niches/strategies 2) focus on the one most feasible for your situation and/or appeals to you the most 3) attend reias and network wit others; newbies and more experience investors that specialize in your niche 

Most students (through my experience as a witness) will trash the place, punch holes in the wall after getting drunk, etc.

I would highly recommend both neighborhoods for investing based on what I've witnessed.
