I'm trying to get roommates to bring it up to market rent - I'm finding out about how leases should be set up  My understanding is that if it's rented out using multiple leases, it could be considered a multiple units which is subject to rent control, can't raise the rent more than 3.6% for 2023 (this also applies to people with SFH renting out ADU and in law units, who need to be cautious) I talked to two property management companies and ideally roommates are all on one lease since it's a SFH to avoid any issues with SF Rent Board.

I dont go for huge cash flow I just go for increase in equity and hold for short time and sell, trying to be cautious in this market.But the real problem people are facing is rent is going up and up. $2000 is getting average for alot of small 2 beds.

A lot of them fudge their numbers and use bad comps to boost their numbers to make it look like how they want it - so be super cautious and do your own research.With that being said, the reason why I tell a lot of my newer clients I'm not a "big fan" of off-market deals is because a lot of these deals consist of all cash/hard money, which means there is no traditional or bank financing allowed.

On top of those, I am a young first-time homebuyer and much risker to a bank (my credit score is around 650 so not terrible but also not amazing especially since banks are being more cautious with who they lend to now).After putting a lot of thought into these reasons, I came to the realization that I should not limit myself to only looking at duplexes.
