The county for the city you are investing in should allow for you to perform an "official record search" by name or parcel number then you can look for any outstanding docs such as judgement, mortgage, liens etc attached to the property owners name.

I've found delinquents carry a lot of baggage (judgements and federal tax liens) that can prevent the deal from happening.

Now if you lose the lawsuit in another state and they run out of local assets and come after your Wyoming LLC they must domesticate the foreign judgement into Wyoming and that gives a little more protection as indeed the garnishment is limited to a charging order here.

I don't mind being out a few buck to make sure I don't get a 5 million dollar judgement because of our litigious society and have no way because I had some kind of cobbled together policy.
