@Amanda AnderlyI would suggest getting rid of the cats, more inspections and not evicting them on the condition they clean up the floors walls and trim.

The pet rent just covers wear and tear though and if the pet ate the trim or left a permanent stain the tenant would be charged.

ThanksI'm good, but I'm not THAT good.I can't tell how old the plumbing is, whether it's knob and tube wire, or 60amp, 100amp, 200amp service, can't figure the heating & AC, can't tell how many floors and doors need to be replace, trim looks beaten up, if it has asbestos or lead paint, may have water damage, can't tell what's gone on in the attic, can't tell if the windows are a problem, roof looks like it's time to replace so we don't know how much rot and mold we'll find, no guess on the sewer/septic.

We avoid the cookie cutter approach and prefer to add some features and trim that stand out from the rest . . . not much of a price difference but feedback and speed of sale confirm our approach.
