Do I have a right to evict everyone for not reporting cats?

So I rent out a property in Arizona to Students. 3 vet students and 1 medical student. They are all on separate leases with the responsibility of keeping the property as they found it. Well I got a text asking if a plumber can come out to fix a clogged bathtub. I told them I would be In town tomorrow so I can come fix it. Well to my surprise there was a cat in the window. There is no cat on any of the lease agreements. When I came into the home I reeked of cat urine. I asked 2 of the girls who’s cat was in the window and they blamed it on another girl. I called the girl who owned the cat. She confessed to me that there were 9 Cats total living in the home between the 3 girls. Apparently, The 3 vet students decided they wanted to foster cats 3 weeks after moving in with out my knowledge. My question is that there is a fourth girl who knew of the cats but does not own the cat. Can I hold her responsible for not letting me know of the smell and the damage caused by these cats? She admits the smell has been so bad that she doesn’t spend anymore time there except to sleep.

I buy cat urine infested houses. DM me if interested.
