Some ultra high net worth investors will float hundreds of millions in a portfolio in the 3's for rate.

*Summary* Don't use all your money for 1 DP on 1 deal and make sure that u have extra money for all costs for every deal so you keep urself floating after each deal.

Perhaps you can float that by your realtor, as they may be more likely to write your offers for you.

You're left with 2 days floating in between these stays that, because of your 3-day minimum, will not even be seen by anyone searching.

They just happened to be ~4.5% for 10 years (at the time my banks were 4.75% for 5 years, but now my local banks are 4.25% for 5 years then 5 year floating after).Why are you looking specifically for non recourse?
