100K For Multi-Family/Apartment Investing

I am currently looking at 500k and below properties. I have my eye on one particular property at 500k. It is a newer MF, but that would be me putting up my entire 100k for the down payment. I feel that there is a better way to leverage my 100k investment.  Any suggestions to get the most bang for my 100k investment?

you dont need to split the profit. just raise the 100k and offer them interest rate then pay them slowly.. its like dealing with a second bank..
