Here in Utah we have a credit union offering landlords a 10% down mortgage on non owner occupied investments up to $417k loan value with no mortgage insurance and little reserve requirements.

Here in Utah, if we completely update and renew all electrical and plumbing along with othe rmajor house systems like Heating and Air, etc, we get to claim "Effective Year Built".

The area is in utah and the town is in a good location.

Hey @James Hughes, Ya so my first deal in Memphis was when I was buying out of state (currently I was living in Salt Lake city Utah). it was in 2016.

I pulled a chart from ppic.org that shoes 27% of the CR goes to CA.  23% Colorado, 17% AZ, 10% utah, 9% Mexico, 5% NM, and 2% Nevada.  

I've gone to two so far in different areas (one in philly riverwards - at Johnny Utahs and the other at Fairmount Grille), they've both been really helpful for me if only because of the contacts that I made.
