First Property. Invest now? Invest later?
Question:
Do you buy a rental using 50k right now or wait 1 year and buy a fourplex with 100k?
Hey everyone!
I'm new just like most people reading from this discussion board. Bigger pockets is amazing and I'm excited to start investing. I've bought and read all three of the bigger pocket books and plan to take this career path. I need help with this question so any feed back would be great. It'd be my first property and all my investments will be out of state. (I've never purchased a home either so I could also get an FHA loan of need be). What are your thoughts?

Look at the IRR difference. If you are passing up one for xx% just to get another at the same percent but larger you would be better buying now. If there is a better IRR look into that. Also, look at local banks and credit unions. Here in Utah we have a credit union offering landlords a 10% down mortgage on non owner occupied investments up to $417k loan value with no mortgage insurance and little reserve requirements. It is a portfolio loan. Ask some investor agents, title companies and call some lending institutions to see if there are some options in the market you are investing in.
