@Ajay Malhotra  , you did not provide enough information to be able to properly gauge the risk.Also you left the fees in the waterfall blank in your description.Based on the limited info you posted: a brokerage fee of 6% is extremely uncompetitive if this is an accredited offering (they are almost always 0%). 

The broker has no choice, so the fact that he said sure, send the offer is completely meaningless.In many, if not most states, the state real estate commission has approved standard fill in the blank forms for offers.
