You may want to buy his LLC to avoid settlement costs, if he doesn't have one, have him create it.You may want to give him a balloon note for the down payment with a delayed pay off.In some cases, you may want to offer to buy it at 60 discount with seller lease back and buy back option in 5 years.And as always you may want to do a Control and Roll; control it at one price (discounted) and sell it by auction within a few weeks.Same as above, but do a Hybrid contract where the seller gets X percent over you asking price.I know this is lots to consider, but I hope it will give you and BP viewers some insights to ideas that may put this deal together.

Parcel Viewer for your county.The couple of counties that I primarily work in have an online parcel viewer.By using the address I can view the parcel information, which includes the current owner.From there I have the owner name and address.

Hello @Neil Da SilvaI would say Windsor ON because you can still find many properties which can cashflow, ROI 8 - 12%, Good Appreciation(just this year 6  10%), very low vacancy rate(currently I would 0%) and finally, currently windsor is one of the fast growing cities in CanadaJust to give you an Idea of number in Windsor I purchased a duplex on march 1st 2017 for 102k, after renovation 125kCurrent ARV 160k+ Total per month (unit 1: 1000 + & unit 2: 650+)Cashflow: after all expenses 300 - 400$ ROI: 10%Rented with in 3 days after posting a kijiji ad(ad viewers 600+, 30+ replies) which shows there's high demand for rental
