In some places where I have rentals, there are zoning restrictions on the number of unrelated people who are allowed to legally occupy a unit; a maximum of two or three unrelated people is not unheard of.

But just with a simple monthly rent you are reimbursing your purchase in less than 9 years, unheard of in europe where I come from, and that is not even considering the major capital gain you would have experienced in that time...But the real opportunity in Mexico is with the banks...

Hi @Kent Muir,Speaking from experience, It might not be easy to go back and collect security deposits at this point, but you could do it going forward.As for raising the rent, it's not unheard of for renters to expect a reasonable increase with new ownership.

Note: if you offered $5k more in purchase price, the 1st lender will Not add $5k to what they are willing to give the second.A 3% facilitation fee is not unheard of, just not as common these days.Bottom line......you want to talk to the “facilitator” to find out the details like junior liens and such, what negotiations have occurred, failed contracts, offer terms, etc.
