@Jeremiah Alston - Everything works, but I think you'd be better off spending you time looking for leads rather than hand-writing all those letters.And I prefer to send postcards because, with a letter, the first trick is to get recipients to open the letter.

And, I think by and large you need to reach a person an average of at least 7 times before they begin to recognize you.... by following up again and again (provided your recipient is, in fact, a warm lead), you will get them to think of you when it comes time to sell or liquidate the asset.

That’s the reaction I expected but it doesn’t change the fact the law has changed.You can be pro-active and selective in tenant screening and entertain a voucher every now and again, with a preferable program and occasionally rent to a senior, or someone disabled or a veteran with a voucher or likely entertain Legal Aid and DFEH at some point.My preference, as I was a property manager for 12 years, would be to have my pick of voucher recipients to fill a vacancy that’s been difficult to rent once in a while, avoiding the appearance of impropriety.
