Being successful (in most pursuits) is a matter of simple/intentional/consistent actions over long periods time.

Those who are willing to sell at a discount for whatever reason are more than likely not listing their property because either it takes too long or they're not willing/able to get it retail ready.If, however, a homeowner lists their property in pursuit of the best price finds that they can't sell because (whatever), then investors have an opportunity to come in and offer a quick sale at a discounted price. 

Anyways, once Nick K. is great at his marketable skill, then and only then, should he think about leveraging that skill into other less labor intensive pursuits like real estate which can be done on the side.

So after after those cases, I now only go for possession of my rental unit only, no pursuit of lost rent or court costs, eviction fee, etc.
