After talking with an operator I felt he was a good choice for a tenant and he mad a great offer above market for the apartment so we agreed.In the past I would usually rent my own units and to stay competitive I would keep an eye on the rentals in the area and try to be one step above if I could....This time that was a little tougher as the neighborhood hasn't gotten very trendy. 

The entitlements would cost 50k to do. we'd make 2 million on the land if we do the deal. stick to the same market and same asset class. we do urban adjacent urban infill for midrise in hotels and extended stays and apartments in Columbus Ohio. what market are you in?

I agree that efficiency is a huge part of that equation, and the more efficient the PMC, the more they can stay profitable with lower fee structures.  

With interest rates holding steady (so far) and US Treasury yields hovering in the 4-5% range, many investors are weighing the pros and cons of staying in bonds versus seeking opportunities in real estate.

One of the biggest complaints was the lack of places to stay and the expense for such.  

My one suggestion: do not conduct business with anyone (here or anywhere) without having your lawyer and maybe even your CPA reviewing all the paperwork.Also, stay far away from LPs.

What we've learned is that Sec 8 residents would usually stay longer than a non-Sec-8 resident.

My 4 personal STR's are all in San Antonio did over $575k in 2024 and on track for $650k in 2025.I think you are generally looking in the right areas, but there are a few things to keep in mind:1) Stay inside of 1604. 

Either way, I'm excited to start my real estate journey and will try to stay active in this great community I've found here. 

It reduces the risk for the investor if they stay local.
